The sales process
How we do it, step by step.
There's a lot to think about when selling. Here are all 18 steps – from the first inspection until the settlement is registered.
01
Preparation
7 steps
- 1
Inspection and valuation
Your agent visits, walks through the home with you, explains the sales process, gives you a view of today's market and a valuation of the property. Have any earlier sales documents ready.
- 2
Engagement agreement
You get an offer, a proposed marketing plan and a full overview of costs for outlays, surveyor etc. We go through the agreement carefully with you – there is no small print – and it can be signed electronically.
- 3
Planning the sale
Your agent draws up a timeline with you. One of the first things is booking the photographer and surveyor – and you get advice on how to prepare.
- 4
Statutory information
Your agent collects and checks information from the municipality, the owners' association, the managing agent, the Norwegian Mapping Authority and others – with extra checks when needed.
- 5
Surveyor, stylist and photographer
Set aside plenty of time. Before the surveyor's visit you fill in the seller's self-declaration about what you know of the property.
- 6
Energy certificate
The home must have an energy certificate before sale. It's done digitally, and your agent helps you through it.
- 7
Marketing plan and materials
Your agent creates the marketing plan, prospectus and ads for your home. You approve everything before it's published.
02
Marketing and viewings
5 steps
- 8
Listing on Finn.no and more
We use Finn.no, the new marketplace hjem.no and our own website – with viewing times on every channel.
- 9
Digital advertising
Ads on the media platforms in your marketing plan, through agreements with the large media houses.
- 10
Social media
Share the Finn ad with friends and family – it's free and spreads well. Your agent also suggests paid ads targeted by area and age.
- 11
Print
Your agent considers whether the home should also be advertised in print, and how much. Print is tailored.
- 12
Viewing
At Proffmegleren we don't use viewing assistants. Your own agent always holds the open viewings.
03
Bidding and handover
6 steps
- 13
Following up interested buyers
This is where experience really shows: who are serious bidders, and what do they need to know?
- 14
Bidding and sale
Your agent runs the bidding – no assistants. It's documented in writing, bidders are identified, and you're updated continuously. On acceptance, the home is sold.
- 15
Contract meeting
Letters of acceptance to both parties, a draft contract with all appendices – then review and signing together.
- 16
Handover
Once the purchase price is in the agent's client account, the parties meet and complete a digital handover protocol.
- 17
Settlement and registration
The deed is registered to the buyer, mortgage documents are registered, and the settlement is paid out. Both parties receive a settlement statement.
- 18
Evaluation and archive
A short customer survey, the assignment is archived – and you're welcome back.
